FAQs

All new Listing and Contracts must be submitted through the Intake Form on the Submit A Contract page.

We process new files as quickly as possible and in the order they are received. We will always have your new contract processed within 24 hrs. If your file is submitted on a Friday after 4pm, the contract will be processed on Monday.

We do not schedule inspections unless this has been agreed upon for an add-on fee. We do not negotiate any inspection items or draft the amendment to address concerns.

We do not send wiring instructions to your clients. If your office is the EMD Holder, we will provide instructions and next steps to your buyers. We will also provide the receipt once it is in Escrow. If the Closing Firm is the Holder, we will aid in obtaining detailed information to help your buyers during the process to submit their earnest money and filing all receipts.

Yes! We can draft any amendment except the amendment to address concerns/repair amendments.

When a file terminates, we end work immediately. We do not charge for terminations unless our Optional Termination Package is utilized (see above). This package is $175 and includes drafting/sending the T&R for signatures and circulation this to all of the parties. We will also submit the T&R to your office.

We are a firm believer in open communication and Google Calendar! We always send deadline reminders to you and your clients two days prior to the deadline throughout the contract. We will always schedule your closings and send a formal closing reminder email 1 business day ahead of your closing once we are cleared to close.
